The Process building design

Lets Design Architecture

Initial Consultation & Process Meeting

This is the phase where we gather and organize all the necessary information before diving into the building design . We’ll collect details about your project to guide the schematic design process, including your design brief, site information, existing structures, codes, access points, budget, and timeline.

Design Phase

In this phase, we start to shape the overall form and concepts of the building design . We’ll create a set of initial plans for you to review, typically presented as rough sketches on tracing paper or digital models, including site and layout diagrams. These are not final designs but rather conceptual drafts meant to inspire new ideas and prompt feedback from you.

As the design evolves, we may go through several rounds of revisions and meetings. Once the design is refined, we’ll prepare and present your cost estimate, making adjustments as needed.

Acceptance of Estimate and Plan Preparation

Once the estimate is approved, this phase finalizes all the details of the house into a comprehensive set of construction drawings and specifications. These documents will be used by the builder for final pricing and construction. Additionally, they’ll be ready to support any external consultants needed for the project, such as structural engineers, building certifiers, and town planners.

Council Approval & Builders Contract

Once all the project documentation & construction drawings are in place, we’ll prepare and submit the plans to the council through a Private Building Certifier. In Queensland, the local approval process is generally straightforward, though more complex sites may require an earlier start on approvals. This will be assessed during Phase 01.

Construction

With approval granted, construction of your new home can begin. The builder will provide a start date and an estimated timeline. At this stage, our primary involvement in the project is complete, but we continue to stay in touch with the builder and often visit the site to monitor progress.
